Slab Leaks: Locate, Then Open

The horror stories about slab leaks nearly all start the same way: someone opened the floor and started looking.

We locate first. Acoustic ground microphones listen for pressurised water escaping through concrete, which is precise once ambient noise is controlled. Thermal imaging picks up the temperature signature a hot-water leak creates across a slab. Individual line isolation and pressure testing confirm which circuit is failing before we go looking for where.

Then the concrete opens at the leak, and only at the leak, typically a small area rather than a trench.

Sometimes the honest answer is not to open the slab at all. If the pipe is early soft copper or polybutylene, or if the same line has leaked before, a spot repair is treating one symptom of a system-wide condition. An overhead reroute, abandoning the under-slab run and routing new pipe through the attic or walls, frequently costs less over five years and involves no further concrete work. Why This Housing Fails This Way

Mesa and the East Valley. Large stock of 1970s and 80s slab-on-grade homes with galvanized and early soft copper under the concrete. Hard water at 15 to 25 grains per gallon accelerates internal corrosion. Slab leaks here are a predictable pattern rather than bad luck.

Close the main water shutoff. In most Arizona homes it is on an exterior wall near the front hose bib, or in a box near the street. In older California homes it is frequently in a basement, a crawlspace access or at the meter. If you cannot find it, call us and we will talk you through it while a truck is dispatched. Once the water is off, if there is standing water near outlets or an electrical panel, turn off power to that area at the breaker before walking through it. Move what you can off the floor, and photograph everything before you clean up, because an insurance adjuster will want to see the damage as it was. If the problem is a sewer backup rather than a supply leak, stop using every drain and fixture in the house, including toilets and the washing machine.

Do you charge extra for emergencies or weekends?

What is a pressure regulating valve and why does it fail?

A PRV reduces incoming municipal pressure to a safe level for household plumbing, typically around 50 to 60 psi. When one fails, incoming pressure passes through unreduced, and that stresses every fixture, connection and appliance in the house. The symptoms are indirect: running toilets, weeping connections, water hammer, and water heaters failing early. Do I need a whole-home repipe?
