We use acoustic and thermal detection to find the leak before anyone opens concrete, then reroute overhead when that is the cheaper honest answer.

East Mesa and Las Sendas sit closer to open desert, and the dust load fouls condenser coils and filters faster than the inner metro. A coil that has not been washed in two seasons can cost you several degrees of cooling capacity in exactly the week you need it most.

Heating season is brief but concentrated. Furnaces here run a handful of weeks, and the first genuinely cold night is when a decade of sitting idle catches up with an ignitor or flame sensor.
