### A converted garage the main system cannot reach

The office, gym or casita was never on the duct plan. Extending a trunk out there means opening walls, and the existing equipment was never sized to carry the extra load anyway.

A single-zone ductless head conditions that room on its own thermostat, with no duct extension and no additional load on the house system.

### A pre-1960 house with no ductwork at all

Plenty of Pasadena, Burbank and Glendale bungalows were built with wall heaters and open windows. Retrofitting ducts into that framing is invasive and expensive.

Multi-zone ductless gives each room independent control without opening ceilings. Concealed duct units are available where a wall head would spoil original trim.

### Window units that cannot hold 115 degrees

A window shaker rated at a mild design temperature loses capacity exactly when the afternoon peaks, and it runs loud enough that the room stops being usable.

Inverter compressors hold capacity in extreme ambient conditions and modulate instead of cycling, which is quieter and steadier through a Southwest afternoon.

### A cheap install that leaks refrigerant within a year

Mini splits are unforgiving about flare joints and evacuation. Skipped micron-level vacuum and hand-tightened flares are the two reasons these systems get a bad reputation.

Every install gets torqued flares, micron-level evacuation and full commissioning, with the line set trunking finished and paintable rather than left bare on the wall.

## The Specific Problem Mini Splits Solve

Mini splits are not a general-purpose replacement for central air. They solve a particular problem: conditioning a space that your ductwork never reached, or a whole house that never had ducts to begin with.

In Arizona that is usually a converted garage, a casita, a sunroom or an addition built long after the original system was sized. In California it is frequently the entire house. Burbank and Pasadena are full of pre-1960 homes built with wall furnaces and no central ductwork at all, and retrofitting conventional ducts into those means soffits, lost closet space and a construction project. A multi-zone mini split needs only a small outdoor unit and three-inch line set penetrations.

The other thing mini splits do well is extreme conditions in small spaces. An inverter compressor holds capacity at ambient temperatures past 110 far better than a window unit, which is why a mini split makes a Buckeye garage usable in July when a window unit simply gives up.

## Why Sizing Matters Even More Here

Oversizing punishes an inverter system harder than a conventional one, which is counterintuitive to most people.

A conventional single-stage air conditioner is either on at full capacity or off. An inverter modulates continuously, and it is at its most efficient running steadily at low output. Size a head correctly and it will spend most of its life running quietly at 30 or 40 percent, which is where the efficiency numbers on the box actually come from. Oversize it and it spends its life cycling between minimum output and off, which is the least efficient way an inverter can operate and also the noisiest.

So each zone gets its own load calculation. Room size, orientation, glass area, insulation and how the space is actually used.

## Installation: The Parts That Get Skipped

**Line set routing.** Decided before equipment, not after. We plan where the line runs, how it will be covered, and how the trunking will look on the exterior. Painted to match the wall, not left as bare insulation.

**Flare connections.** Made with a proper flaring tool and tightened with a torque wrench to manufacturer specification. Flares tightened by feel are the single most common source of slow refrigerant leaks in mini split systems.

**Evacuation.** A deep vacuum, measured on a micron gauge, held and verified before charging. Air left in the line set raises head pressure and costs capacity. Moisture left in the line set forms acids that attack the compressor over years. This step takes real time and is the first thing cut on a rushed schedule.

**Condensate handling.** Gravity drainage where the geometry allows, a condensate removal pump where it does not. Getting this wrong produces water damage months later.

**Commissioning.** Charge verified, airflow confirmed, each zone tested independently and the controls set up properly.

## Where a Mini Split Is Not the Answer

If your home already has sound ductwork and a working central system, adding mini splits usually costs more than fixing what you have. A room that has always been warm is more often a duct sizing or balancing problem, and

### Where does a ductless mini split make sense?

Four situations account for most of our installs. First, a space the ductwork never reached: a converted garage, a casita, a sunroom or an addition built after the original system was sized. Second, a room that has always been uncomfortable because the duct run to it is too long or too small, where adding a dedicated zone solves it without redesigning the whole duct system. Third, an entire home with no ductwork at all, which describes a large share of pre-1960 Burbank and Pasadena housing where wall furnaces and no central air were the original design. Fourth, a room with an unusual load, such as a home office with heavy equipment or a west-facing room with a lot of glass. Where a home already has sound ductwork and a working central system, a mini split is usually not the most economical answer.

### How much does a mini split cost installed?

A single zone runs $3,800 to $6,000 depending on capacity and how far the line set has to travel. Two to three zones from a multi-zone condenser land between $6,000 and $10,000. Four or more zones, which is effectively a whole-home ductless retrofit, run $10,000 to $14,000. The two variables that move the number most are zone count and line set routing. A head on an exterior wall directly opposite the condenser is a straightforward install. A head on the far side of the house requiring a long routed line set through trunking, or a condensate pump because gravity drainage is not available, costs meaningfully more.

### Do mini splits work in extreme heat?

Better than the alternatives in that space, yes. An inverter compressor modulates its output and holds capacity at high ambient temperatures far more effectively than a window unit or an older single-stage system, which is why a mini split can keep a Buckeye garage comfortable in July when a window unit simply cannot. Capacity does derate as ambient temperature climbs, which is exactly why the per-zone load calculation matters and why we size to the actual local design temperature rather than a catalogue rating.

### Why does the vacuum step matter so much?

Because it is the difference between a mini split that performs as designed and one that quietly underperforms for its whole life. Before refrigerant goes into a line set, the air and moisture inside must be removed. Air is a non-condensable, meaning it does not liquefy in the condenser, so it raises head pressure and cuts capacity. Moisture is worse: it reacts with refrigerant oil to form acids that attack the compressor windings over time. A proper evacuation pulls the system down to a deep vacuum measured on a micron gauge, then holds it to confirm there is no leak and no residual moisture boiling off. It takes real time, which is exactly why a rushed installer skips it, and the resulting system runs and seems fine on day one.

### Can I heat with a mini split as well as cool?

Almost all modern mini splits are heat pumps and heat as well as they cool. In our California service area that is frequently the whole point: a Burbank home with a decades-old wall furnace and no ducts can replace the heating and add cooling with the same system, and remove a gas appliance from the house in the process.

### How many indoor heads can one outdoor unit run?

Multi-zone condensers commonly support two to five indoor heads, with larger units going further. What matters is not just the count but the capacity match: the total connected indoor capacity relative to the outdoor unit, and how the system behaves when only one zone calls. Some designs need a branch box to distribute refrigerant properly. Over-connecting a multi-zone system is a common design mistake that produces poor performance in shoulder seasons.

### Do the indoor units have to be wall-mounted?

No. Wall-mounted heads are the most common and cheapest, but ceiling cassettes, floor-mounted consoles and concealed duct units are all available. Concealed duct units are particularly useful in historic homes where a visible head is unwanted: the unit sits in a soffit or closet and feeds one or two short duct runs to conventional-looking grilles.

### How long does the installation take?

A single zone is usually one day. Two to three zones typically run one to two days. A whole-home four-plus zone retrofit runs two to three days. Line set routing complexity affects this more than zone count alone.

### What maintenance do mini splits need?

More than people expect, and it is easy. The indoor filters need washing every few weeks during heavy use, particularly in dusty areas like Queen Creek and San Tan Valley. The blower wheel and the indoor coil accumulate biological growth over time, particularly in humid coastal locations, and benefit from a proper cleaning every couple of years. The outdoor coil needs washing annually. Neglected mini splits develop odour problems and lose capacity, and the fix is a deep clean that costs more than the maintenance would have.

### Are mini splits eligible for rebates?

Frequently, yes. As heat pumps they sit where utility incentive programs concentrate, subject to efficiency requirements. California customers may qualify through TECH Clean California and their individual utility. In Arizona, APS and SRP run their own programs. We check eligibility before quoting. (The federal 25C credit ended for installations after 2025, so it no longer applies.)

### Do you repair mini splits you did not install?

Yes. Common faults include indoor blower motors, control boards, communication faults between indoor and outdoor units, refrigerant leaks at flare connections, and condensate pump failures. Flare leaks in particular are frequently traceable to an install where the flare was tightened by feel rather than to torque spec.
