# Two Sun City Homes, Same Floor Plan, Same Year Built - Why One Water Heater Is at Year 14 and the Other Died at Year 7

Two 1989 Sun City retirement-community homes on the same block with identical water heaters installed the same year. One lasted 14 years. The other died at 7. The difference was 30 minutes of annual maintenance.

Two houses on the same street in Sun City. Both built in 1989. Both 1,540 square feet, original floor plan, original Bradford White 40-gallon gas water heater installed by the builder. The water supply off the same DCP feed. Same fixtures, same usage patterns, same household size.

We replaced the water heater in one house at year 7. We have been servicing the water heater in the other house annually since year 2. That one is still in service at year 14.

The difference was 30 minutes a year and an anode rod check every three years.

## What Happened at Year 7

The homeowner called on a Tuesday morning. Water on the garage floor, tank bottom seam failure. We drained the tank to pull it and what came out was not what a flush should be calling once a year. The sediment had cemented into a hard layer across the bottom of the tank. The burner tray was caked with white scale. The thermocouple was reading high because the burner was running longer to push heat through the scale. The anode rod, which is supposed to corrode before the tank does, was almost completely gone.

When we asked about maintenance history, the answer was what we expected: nothing. No annual flush. No anode rod check. No inspection since the install. The tank had been running for seven years on whatever the original anode rod was doing, and the original anode rod was designed to protect a tank in soft water, not Phoenix hard water at 18 to 22 grains per gallon.

The tank died at year 7 because nothing had been done to extend its life. From a hardware perspective, that is a bad outcome. From a maintenance perspective, it was predictable.

## What Happened at Year 14

The other house had been on our annual maintenance plan since the second year of the tank’s life. We had flushed the tank every spring, inspected the anode rod every third year, replaced the anode rod once at year 8 when it had sacrificed about 60 percent of its magnesium, and replaced the T&P valve at year 11 when its test discharge started dribbling rather than snapping shut.

The tank at year 14 is showing its age - the burner is a little slower, the recovery time is a little longer - but the tank itself is sound. The anode rod we inspected this spring had sacrificed another 40 percent of its magnesium since the replacement at year 8, which is on schedule. We are projecting two to three more years on this tank before it needs replacement.

Same Bradford White model. Same water supply. Same usage pattern. Seven years of life versus fourteen, because one tank was maintained and the other was not.

## What Annual Maintenance Actually Is

We tell homeowners what an annual visit is and what it is not. It is not a sales pitch for a new water heater. It is 30 to 45 minutes of work that costs in the neighborhood of $140, and it covers:

**Flush the sediment.** Connect a garden hose to the drain valve, run it to a floor drain or outside, open the valve, and let the water run until it is clear. The first gallon or two will be cloudy and possibly discolored. By the end of the flush the water should run clear. That sediment, if left in place, insulates the burner from the water, which makes the burner work harder and shortens the tank’s life.

**Inspect the anode rod.** The anode rod is the sacrificial magnesium (or aluminum) rod inside the tank that corrodes preferentially to protect the tank itself. Once it is gone, the tank starts corroding. Inspection means pulling the rod, measuring how much magnesium is left, and recommending replacement when it has sacrificed more than about 60 percent of its mass.

**Test the T&P valve.** The temperature and pressure relief valve is a safety device. Lift the lever briefly, confirm it discharges and snaps shut, and that is it. If the valve does not snap shut, it needs replacement. A T&P valve that fails open is a safety issue; a T&P valve that fails closed means the tank has no pressure relief.

**Check the burner and flame pattern.** A properly burning gas burner is sharp and blue. A lazy yellow flame with the burner caked in scale is a burner that is working too hard. We clean what we can and tell the homeowner when a service is warranted beyond annual maintenance.

**Check the expansion tank** if one is installed. The expansion tank absorbs pressure spikes as water heats. A waterlogged expansion tank does nothing, and the pressure spikes go straight to the T&P valve.

## The Real Math

| Tank | Maintenance | Years of life | Total cost |
| --- | --- | --- | --- |
| House A | None | 7 years | $1,950 replacement |
| House B | Annual flush and inspection | 14+ years | $140/year x 14 = $1,960 in maintenance, plus $320 anode rod at year 8 |

The total spent on the maintained tank is higher than the total spent on the neglected tank. The difference is that the maintained tank is still in service at year 14, while the neglected tank is on the garage floor. The maintained tank will run another two to three years. The neglected tank cost another $1,950 to replace, plus another seven years of nothing.

Run the math forward over a 25-year horizon and the maintained household has spent about $4,500 on water heaters and the neglected household has spent about $7,800, and the neglected household has had two emergency tank failures on the garage floor.

## What Sun City Specifically Teaches Us

Sun City housing stock is a unique laboratory because the community is age-restricted, the houses are similar vintage, and a lot of original equipment is still in place. We see the pattern clearly across many houses built in the same era with the same water supply. The houses where someone has done annual maintenance on the water heater are running year 12 to year 16 on the original tank. The houses where nothing has been done have all replaced at year 6 to year 9.

The variable is not the water heater. The variable is the maintenance.

## What We Tell Homeowners Who Ask Whether Annual Maintenance Is Worth It

If you are on a tank that is more than five years old and you have not flushed it, the answer is yes, with one caveat. The first flush on a tank that has never been flushed is sometimes enough to confirm that the tank is too far gone to recover. We tell homeowners that, and we tell them when the right answer is replacement rather than maintenance.

If you have a tankless unit, the equivalent maintenance is annual descaling. We tell homeowners the same thing - the first descaling on a tankless that has never been serviced is sometimes the visit that confirms the unit is too far gone. That is worth knowing before the next backup shower, not during it.

**If your water heater is past year 5 and has never been flushed** -
