# A 1962 Burbank Bungalow, On Its Third Pinhole in Eighteen Months - The Whole-Home Repipe We Did in PEX-A

Linda G. had a pinhole leak in February. Another in June. The third one showed up in August in a different room and a different wall. She had three different patches on her plaster walls before we ever met her, and each one was the kind of patch that tells you the system underneath is failing, not the spot.

The house is a 1962 Burbank bungalow, original soft copper supply running through plaster walls, with the original galvanized branches to the hose bibs still in place. Soft copper from that era is the textbook failure case. It was softer than modern Type L, it corroded with the local water chemistry, and once pinholes start showing up in different rooms you are no longer chasing isolated failures. You are chasing a system that is at end of life.

## Why the Fourth Patch Was the Wrong Answer

When we walked the house with Linda, we pressure-tested the system and found the static pressure was running 95 PSI at the hose bib. That is well above the 50 to 80 PSI range that residential plumbing is designed for. The pressure reducing valve on the main had drifted out of spec years ago, which meant the entire supply system had been living at high pressure for a long time. That alone accelerates pinhole failures in soft copper and joint fatigue in galvanized.

The three pinholes were symptoms. The cause was a system that had lived past its service life at uncontrolled pressure. Patching the fourth leak would have left Linda with a fifth and a sixth leak over the next eighteen months, and at her age she did not want to keep scheduling emergency drywall cuts.

## What We Recommended, and Why

A whole-home repipe in PEX-A, plus a new pressure reducing valve sized to her actual demand. We gave her two material options.

**PEX-A expansion piping.** Flexible, fewer joints under the slab and inside the walls, holds up against hard water scale better than copper, and can usually be routed through existing cavities with less wall opening. That last point mattered because the plaster walls in Linda’s house are not drywall. Patching plaster well is real finish work, and the less we open, the less she pays the drywall finisher.

**Type L copper.** Rigid, extremely durable, and what some homeowners prefer for resale perception. The trade-off is more wall openings, more joints, and more finish work, which adds cost without adding useful life in this water chemistry.

Linda chose PEX-A. The cost difference was about $1,400 over the copper option and we used that money toward better fixture shutoffs and a recirculation line to the master bath.

## How We Did It in Four Days

**Day one.** Drywall and plaster cuts at the manifold location, the master bath, the kitchen, the hall bath, and the laundry. We mapped every existing run with a combination of visual inspection at access points and tracer wires where the original routing was unclear. The original 1962 plumber ran the lines through the attic, which made the reroute easier because we could abandon most of the under-insulation runs and pull new PEX-A through the attic and down the walls.

**Day two.** PEX-A runs from the new manifold to every fixture. The manifold itself is in the utility closet with labelled ports for every fixture - hot and cold, kitchen, both baths, laundry, hose bibs, water heater. We use a manifold because it isolates each fixture run, makes future service trivial, and balances pressure across simultaneous demands better than a traditional trunk-and-branch layout.

**Day three.** New pressure reducing valve on the main, set to 60 PSI static. New main shutoff. New water heater connections in PEX-A. We also replaced every angle stop under every sink and behind every toilet - the old multi-turn stops were seized and would not have closed fully in an emergency.

**Day four.** Pressure test at 80 PSI for 30 minutes on the entire system. Inspection. Drywall and plaster patches. We do not do the final texture and paint ourselves, but our patches are flat and square so a finish finisher can match the existing surface without sanding half a wall.

## The Number

| Line item | What it covered |
| --- | --- |
| PEX-A repipe | 1,650 sq ft home, 11 fixture runs, manifold system |
| Pressure reducing valve | New PRV sized to fixture count, set to 60 PSI |
| Main shutoff | New full-port ball valve on the main |
| Fixture shutoffs | New quarter-turn stops at every fixture |
| Wall patches | Drywall and plaster cut and patched at 9 access points |
| Recirculation line | Dedicated line to master bath for faster hot water |
| Permit and inspection | City of Burbank plumbing permit and final inspection |

Total: $7,400 flat-rate, including permit and patches. That included a 25-year warranty on the PEX-A itself and a 10-year warranty on our labor.

## What Linda Got That a Fourth Patch Would Not Have Given Her

Predictability. The system will not pinhole in the next five years because PEX-A does not corrode in this water. Pressure is regulated so every flexible supply line, washing machine hose, and water heater connection is operating at designed pressure rather than the high pressure that killed the last system. The manifold layout means a future leak - if one ever happens at a fixture - is isolated to that fixture rather than shutting down the house.

Linda has called us once since, for a flange reset on the hall bath toilet that was unrelated to the supply work. That is what a successful repipe looks like: nothing.
